John Blackman, very nice post, but I see HMLs lined up down the block that will loan 90-100% of purch+rehab (LTC), as long as the total is <= 65% of ARV and reserves are on hand to cover the initial rehab installment and pay the interest during the holding period.

I read here that in Memphis it is hard to come by good multi family complex/units (we call them blocks of flats in NZ) in say B locations with reasonable returns and low vacancies, Turnover is high do to people preferring houses then units.

The danger you run into is that some of that calendar blockage you see could be owner blocks and not paying guests and there's no way to tell.

The orange stuff "fire block" is not rated for this and the city knows it.In the basement I had to build up the stone wall that separates the units into those joist cavities as well. 

That projects out what will happen if this event or that event happens down the road and what kind of reserves will need to be in place to weather a storm and still come out intact.For national tenants I am okay with blocking of rents to go up every so many years.
