Good evening all...I'm a bit confused or blind :shock: I had a "Hidy in Kentucky" topic that was posted yesterday (i think) on the New Member Introductions board (i think) and now it's GONE (i think).Did I do something wrong?

So I sent a blind email explaining that I was an investor looking for off market properties.

I always arrive a few mins before customers to make sure every light in the home is on, and blinds are set to allow more light in.Also, whatever room/feature you feel is the 'best' (watch your customers for clues here to see how they react to), make sure that when you end the tour and are ready to do your final chat/sales talk you are in that best room.

I charged 50.00 to 125.00 to clean a stove.. bathtub 30 to 45, fridge 35 to 45, floors per room sweep and wash 15.00  per window and tracks 15.00 light bulbs replace 3.00 each. blinds 15.00 to 35.00 each to replace.

🤣🤣I turned a blind eye tbh.I mean a house where the roof was leaking badly and damaged the sheet rock in the garage?

Continue looking at property and underwriting deals to get better at this aspect but manage your time wisely where you are not blindly looking at everything.

Is it "blind shipping?" 

Am I blind?

Chicago is a city of neighborhoods.Especially on the South Side, things can change by just a matter of one block to the next.Out of town investors I find get blinded by high pro forma numbers that in reality never exists in many neighborhoods here.

So no one is blinded in any part of this deal.
