I recently saw that they edging or trimming along the perimeter and some areas have been quite overgrown.

Still, I don't think I can get the VA loan with this in mind, even though the property that I have now wasn't in the best shape in terms of rotting window trims and minor things that historically people will say the VA loan won't accept.

Necessary repairs before filling the house with a renter will include a wood floor treatment (not full on refinishing with polyurethane), touch up trim paint in each room, selectively touch up wall paint in certain rooms, repair a portion of ceiling from water damage (source of damage identified and repaired by owners), as well as general cleaning of Full Bath tub and tile surround.

If i had to nit pick, which I don't, i would say i don't like the base trim of the island -- it draws my eye.
