Drugs, gambling, prostitution all pay in cash (I have had all the above submit applications).

Until there is a successful therapeutic drug or vaccine (which is 18 months out being optimistic) the economy for the most part will be in shutdown for many months. 

If he sells drugs out of the apartment they both have to move.

None of my business but I know she has plenty of family in the area and quite a few friends because the neighbors complained about the "traffic" to her unit and suspected she was dealing drugs.

It was their prior home and they kept it to let their kid live there who later ended up having drug problems and basically just wouldn’t pay them and trashed the place over time and because of the condition it’s now in they couldn’t sell it for enough to cover their loan without fixing it up.

Drug addicts go from being homeless street urchins to tee totaling Bible thumpers who scold people for having an occasional beer.  

Income must be provable (not cash under table or drug income).

(I have had tenants turn the AC off when they move out or the heat in winter)- We require they have someone check on the property if they leave it for more than 5 days (This is to make sure there are no water leaks or HVAC issues that lead to problems while they are gone)- No businesses can be run from the property (to prevent day care, laundry services, gambling, drugs or who knows what)- We specify yard care includes week spraying and cleaning up sticks less than 1" in diameter (otherwise tenants think yard care is mowing only)- We state that tenants utilities can be used for routine maintenance or repairs (I once had a tenant complain the roofers were using his power for their compressors)- We have a whole section on mold stating that mold is naturally occurring and results from excess moisture.
