I've heart Curt Davis on this site talk about the trainer Alan Cowgill as having good material, though I have no personal experience with him.Sorry, didn't mean to post this yet, will finish thought later, but you don't want to lecture the type 2 investor on stock market returns, for example, or you risk sounding like a novice.

In saying all of that, I was meaning to imply that their concern over the specifics of a due diligence clause might be less than that of someone who is doing due diligence on multiple properties at once, multiple times every month.

The thing about the Statute of Frauds, implied warranties and representations can apply from verbal agreements, but since you sand bagged on the lease contract you're in a month to month I'd say, you don't need a lease agreement to be liable, you're living there!

Example, the house is 16 years old and the ADU is one year old, the house is rent controlled under AB1482 and the ADU is not rent controlled under AB1482 for 14 more years.Senator Weinkowski implied that his intent in the ADU rules was to encourage housing development and that neither the house or the ADU was rent controlled unit 15 years after the property became a multi unit.I have not seen an HCD interpretation, but HCD has shown to be toothless to the municipalities so even if HCD goes with Senator Weinkowski's interpretation it is unlikely to change the behavior of the municipalities as long as there is even a trace of gray area.
