The reason I say that it is a good start is that you have to understand that different legal entities (trusts, LLC, corporations, etc.) have different legal remedies associated with them in varying situations.

Many flips don't have a seller's disclosure so there is no remedy other than against the inspector possibly who did the inspection, if they were negligent in missing obvious things.

If Tenant does not properly exercise the Early Termination Option by following the procedure exactly as specified above, or Tenant elects not to exercise the Early Termination Option, but vacates the Premises before the Termination Date, all Lease terms shall remain binding (including the original Termination Date), and Landlord will retain all legal remedies for a Tenant breach of this Lease.
