so most of us here, already privvy to the many pet vs service/support animal posts, know by now that true service/support animals are not just pets.  

I'm going to have to disagree with Jonathan on the basis of California tenant law being an ENTIRELY different animal that Georgia.

Either the property is being damaged by animals or kids.Personally, I think the landlord was more than reasonable.

Put a monthly charge PER ANIMAL in your agreements. 

I've heard that neutered males can also do it but it is much more rare.If you're open to it - require vet documentation of spay/neuter, and charge an additional animal rent, maybe 20 per animal per month.Good responsible pet owners are often good responsible tenants.

The barking dog, she asserts, is a visiting animal belonging to her boyfriend.

Pet deposit is legal as long as the applicant doesn't claim it to be a service or therapy animal.

Need to meet the animal and prevent insurance  problems.My responsible animal owners have been great and stay longer. 

If there is a dog I would require the animal to be inside kennel while I am there. 

Call the city or county health department they should take care of the testing since it's a wild animal.
