I'll setup a google voice number, but then they will obviously know I am the landlord.Any tips for dealing with them on the day to day basis?

I rarely levy late fees even when the tenant is late.I have never filed for eviction in the same month of a missed rent payment.I allow pets in all my houses (subject to insurance restrictions)I reduced the rent  of a tenant who witheld rent, took me to rent escrow court and lost.I am usually the lone voice on the minority side of discussions relating to these issues.So how am I doing. 

Every call goes to voice mail and i'll receive a follow up in the morning.

They did look up my phone number once and left me a voice message complaining about the PM.

I have spoken to the PM and voiced my concern to have it a priority to seek out better tenants.  

Your opinion matters as I can't determine if my view is biased until the majority of society voices their view.

I'll add my voice to the others saying it's a "no go" for a long term hold.

If you really don't want the tenants calling your number a Google voice number is free and will email you a transcript of the VM.

We only rent for the academic year so if they are not coming back you return their deposit like a regular tenant. 

A well speaking young man called sent him to the web site he looked over the qualifications and wanted to see the apartment. brought his application + $35 bucks drive in a 2010 BMW 311i well dressed good looking guy. loved the apartment handed us the application did a background check and 20 pages printed out rather than 4 he had 31 felony convictions 3 evictions 4 times in his life he did 3 years out of a 5 year sentence and bigest shocker I was alone in the apart with his guy Holy Hell  ( clears voice--- REJECTED-
