The fact that Philadelphia is a so called "sanctuary city" for illegal immigrants may play a part in this terrible way of just letting anyone break-in and stay wherever they choose, without consequences to them and with no regards for the taxpaying property owners. that's really lopsided. it goes beyond tenant friendly state and it actually gives people a good reason to either not be a landlord here or just abandon ship altogether ...onward to another state, imo.Kudos,Mary

A safer bet is to buy something large enough that can survive as a long term rental if you are later forced to abandon or limit AirBNB use (e.g., small multi-family, or tons of bedrooms...something you can house hack).
