Hopefully I get someone mid-month that's a good enough match since Feb. 1 is unlikely.I started advertising early January or mid-December... can't remember which.

However if your buying good enough deals there are as you say private lenders that will let you roll up your portfolio..

So, my lawyer calls me up with a settlement that was not great but good enough.

I know I have read that you should not invest in areas with declining populations, but if it's good enough deal well below market is not worth the risk?

Just saying paint often is not good enough, specify a coat of primer and a coat of paint or 2 coats of paint, etc.

It depends on how much time you want to "waste".I went to one seminar that said you have to look at at least 100 houses to know your market good enough to spot a great deal and jump on it before someone else does.
