I have donated more houses to churchs and charity than you have fingers.. so I understand both sides of the coin. our state its illegal to wholesale the way you guys do and the way the guru's teach it but I bet the guru will take your money even though they SHOULD know its illegal in the state the person paying the fee is working in.here is a snippet from our state department of real estate financial investigator a talk we had this week.

There are some that are better at RE than others, but I am certain it is nowhere as tough as quantum physics, Calculus, etc...so I get confused at people saying they are hear to help, teach and mentor yet I read many posts of people pretending to help but their "advice" is laced with condescension, arrogance, finger-wagging, etc.

I also understand that some guy with no money, no credit, no job, no assets can stick his thumbs in his arm pits, put his fingers in the air or snap his suspenders, hold his head higher and smile calling himself an "investor" and get more attention from those who view "investors" in the proper light, as understood in the investing world, without funny misconstrued accounting opinions as to what constitutes capital at risk.
