I am contemplating investing for the first time in a real estate venture.  

Hi Douglas, thank you for that, that was a very informative post and I have decided that Memphis is not the right place for my First Large Multi Family venture, so I am going to keep focusing on other areas.By this I am in no way saying Frayser is bad, it just does not fit my Risk Profile at this stage. 

Even better, possible joint ventures when it works out for everyone involved. 

We are interested in utilizing Private and/or Hard money for our first venture.

I currently have 6 deals in work, 2 of them are joint ventures and 4 are 2nd position loans.

Friends, family, school chums, church, etc all are okay to approach for a Join Venture or a syndication.

I guess what I am having a hard time with there being many costs that need to be split at the start of this venture, after we get through this we can virtually split the building's rental spaces and income down the center.

Each Venture Requires a Down payment and some of the above mention require you to have some type of previous experience.

Hi Chris - I would use a JV (joint venture) agreement that details how the fee will be shared with the other wholesaler percentage wise.

I have the properties ready I need help on the next step I don't know how to go about getting a lender or a investor ? any help can do thank you.
