Here is what we found out about our property that was a cute little cottage:PGE during the winter time was $400 a month, for a 750 sq ft 2 bdrm 2 ba apt, that was rediculious.During the summer, the PGE was great, but without central heating and air, the house was smokin' all summer.The building was built in 1930 with no upgrades, so no insulation in the walls or the ceilings.We never really paid attention to the fact that all the big windows were plexiglass and not glass windows so the heat permeates into the house all summer long.The new gas furnace that we initially installed, did not heat the 2nd bedroom because of it's location in the house, so during the winter the only way that room gets heat is to turn on the stove and the heater (hence the high bill besides the heat escaping through the walls and windows).Since we have lived here we have been able to address each of these issues.

In that case, does it mean that foundation work doesn't depend on how tall your building is (number of floors/ stories)?

I think the question is rather glass half full or glass half empty.A written lease is a legal contract and for what ever the term memorializes the agreement between parties, it benefits both and can be equally important for both.The landlord know's what to expect each month for income and the tenant knows what is expected each month for expenses.Things change and the term reflects what is the risk factor each is willing to accept in signing the term length.Lots of reasons for month to month, 6 month, 12 month or longer are out there it's what works for the particular property landlord and what the tenant is willing to agree on, to get the property rented.

The tilting floors are a give away.I know that you don't want to be to the northeast of a cranberry bog as pesticides sprayed by helicopter are carried by the prevailing southwest winds.It's that level of detail that automation just won't be able to replace.I agree that the old school style of brokerage with the big office with plate glass windows on Main St might want to re-think things.
