Ben Visser many of the people posting on your thread don’t understand the UT market so maybe take what they tell you with a grain of salt.

I have analyzed many deals I get from wholesalers only to find that they are selling at market value, at least this is true in Utah and Salt lake, and even Davis counties on properties I have analyzed over the last 6 months.

It's been a few years since I lived in Arizona...so take this with a grain of salt...we really got a lot of mileage out of attending AZREIA meetings.
