Idk about any of you but even with having ample reserves I would be hard pressed to support one of my rentals mortgages forever as well as the maintenance and upkeep.

If I was the tenant I'd do anything I could to press charges.

The nice thing is that if a section gets damaged, we can cut that section out and a new piece with the same pattern and it's a perfect fit; you are hard pressed to see the repair and if water spill on the area, it's still sealed.  

If pressed, I'd say the reason is being deceitful and untruthful in general.

I used the Nolo Press contract that came with the book on California landlord rights and responsibilities that I had, and that contract just had a clause that suggested the tenant get renter's insurance and explained that the landlord is not responsible for damage to their personal property, etc.
