If your dad's parcel sizes are smaller than typically they are of no interest to the national chains unless an adjacent parcel can be bought increasing the size they need for optimal site layout.While another gas station might not go there another type of retail asset might like a bank etc.

As long as those people are around, I also don't see prices going anywhere.I'd love to hear from some of the glass-half-empty folks about this.I was out there in November stopped into bP world headquarters.. but my friend took me to his country club for dinner it was East of down town kind of out by the airport.. it was a lennar project.. and it was a KILLER value compared to even Portlandia.. your numbers are not so different than portlandia as well.. 

When I recently acquired a few adjacent plexes, they 'let them into the commercial portfolio pool', the privileged land of high replacements, $2M liability and loss of income coverages. 

That means I have to grow my system and business model to accommodate the new units and the customers.I was driving past Alliance Airport the other day.

But since you indicate there are adjacent properties "in good to very good condition" other residents have not seen these properties as enough of a deterrent so it wouldn't scare me off.

2 hour drive to airport, 2 hour flight to Cancun, 3 hours in dentist chair for 1 implant, 2 previous implants measures for the crowns, 1 molar rebuilt and prepared for crown and a chip fixed.

I live next door in Plant City and love it because it's a smaller city with a country feel within an hour of the beat, airport, downtown Tampa, etc.

The only way you would know is if when they go to the airport they go to private aviation and jump on their jet or they go to the terminal and jump on Southwest :)
