Broker calculations are usually magical handwaving that paints the absolute best possible picture of the property you can possibly imagine.

It was truly a blessing because it seemed like magic all of a sudden the loan balance got lower and lower.  

Between that kind of diligence, a little excel magic, and separate business checking/savings, you should be good.

@Rinee John de Leon In short, the government sees smaller deals as more risky so decided $1MM was the magic number. 

The property will go through construction to add a new bedroom and a new bathroom to increase the rent price.I will eventually deed the 2nd property over to my LLC to create history and track the positive cash flow I will have with it.My CPA that I used for last year worked his magic and made sure that on "paper"(tax returns) I made no money from the 1st rental property.
