I'm looking for a spreadsheet to gather info such as square footage, bedrooms, lot size, amenities, sale price (if applicable), rent price, comps in the area, etc.  

I don't know the location or sales price and no idea of square footage but foundation plumbing and roof let's just guess that's $90000.Say the sales price is $300000 and you put 20% down your payment will be $3150 with tax and insuranceMy guess the rents when you get this inhabitable in 10 months at the very fastest.

So, its just the sq ft of their room divided by the overall footage. 

They fudged the footage to bring in their "gut" number.

I would start narrowing down a neighborhood, square footage requirement, school proximity and price range to help the agent help you. 

So my question is how much does it matter if the condo building is literally on the beach vs right across the street with more square footage?

Still super proud of the finished product as we completely reconstructed the first floor, finished the basement and added square footage.

What is the square footage...first glace says this is maybe a larger property?

Shooting for low 700s in square footage, ensuring less than 750 sq ft to avoid impact fees. 

You will have to make adjustments to the comparables either up or down based on differences in square footage, basement/no basement, number of bedrooms, garage/no garage, brick versus frame.....
