You can make minor adjustments based on the type of appliances (dishwasher, clothes washer and dryer, air conditioning, etc.) and the size of the rental.

I read a post yesterday where a lady indicated that was her process because of the competition in her city.

Fresh paint, updated lighting/ceiling fans, over range microwaves, and washer/dryer.

They had in-unit washer and dryer and it wasn't coin operated.

Some friend (old or new) who will put her up for a while.Yes, his mother raised him, but having a child was her choice, not his. 

Example: "this is the last washer/dryer of this type that I have..." and there are 20 just like it in the back room.

We were told because we work another job and that had income that exceeded $150,000, we can't deduct any expenses (all my travel, complete repainting, upgrade TVs, replace washer etc for our short term rental) are not reportable on our taxes. 

When he saw them moving the washer and dryer out he said we should call the cops and report them because they were stealing….the only problem with that is that he has no idea what was provided in the lease and what wasn’t.

It was here, North Hollywood, or Long Beach (totally should have bought a house in LB but I was working in film at the time and wanted to be central).We're pretty good neighbors and we keep an eye out for one another - definitely less action going on from when I moved in.

This is mainly to keep us from being expected to jump out of bed and fix the washer or stove or replace it at retail.
