Doing a roll up loan (land acquisition, soft costs/permit, vertical) over a 3 year cycle is too much risk for any private money lender in this market texture and I'd be confident to say that, even if they are a local HI lender or a lender who is very comfy to lend in HI.

Hello Billy,You're not obligated to provide refrigerator, washer and dryer when renting out a SFH, and you can eliminate items that tenants damage so often such as the garbage disposal, but you'll have to replace the sink with one that comes with a built-in strainer so nothing other than liquids and soft food scraps go down the sink.

Tip - when sliding the heavy LVP boxes across existing floor to use as weights as you tap plank rows together, make sure to brush away any inevitable concrete crumbs.. those will cause scuffs/scratches.
