A POF letter is acceptable for say a period of 30-45 or 60 days, but If I were the seller, I would probably ask for an updated one after 45-60 days.

I'm curious whether you send such letters if the service animal is, say, a cocker spaniel or poodle?  

I would say a place like Lubbock, or College Station that has a bit more risk since it isn't as solidified and diverse in economy like San Antonio, Houston, Austin or Dallas would be the best route.

If you say a background check is required then do it for everyone.

For example if you're wondering whether or not to sell the property for let's say a $5k profit or get a PM to come in and manage it for you. 

These keywords you will most likely be bidding on are phrases like “sell my house fast” or “Need cash for my house” etc….Now you can place a bid like $20, so let's say a google user searches “sell my house fast”, which is labeled as their search term.

If I have 10k then I can invest that into real estate and use the MANY free and cheaper resources available in the world.I will say as a side note, I met one woman (not the initial person who invited me and who would have been my assigned mentor) who was VERY STRAIGHT WITH ME.  

Say a $100k will generate 5% profit, $5000 in a year.

If they are, the slightest hiccup (like say a global pandemic) can ruin your finances. 

How is that handled if owner financed for least financed, say a year?
