We often hit 20 degrees below zero and trailers are not properly skirted or insulated, or at least have heat tape on the pipes they can freeze up and cost you lots of money.

The roof is brand new.The obvious fixes include: new kitchen, refinish or replace floors, reconfigure second floor slightly to fit laundry beside the bathroom, repair plaster as needed, new lighting fixtures, paint, other cosmetics as neededThe biggest work I could possibly imagine include:Moving an exterior wall to make the kitchen largerStructural repairs to the staircaseAdd a second bathroom right above the existing bathroomAcoustical and/or thermal insulation for comfortI haven't gotten any bids yet but I would imagine that work could be done for $50-70k.

Note: I had MassSave do an assessment, they are going to blow-in insulation in both units, and they mentioned there are rebates on mini-splits, hot water tanks, etc.Unit #1 (Rented until June-2023 w/ Lease) - First floor, 2br, 1ba:Heat: Force air by oil.
