It sounds like you are suggesting repairs/improvements need to be made.  

Just improve as what is average for that area.Are there any nearby amenities and what the nearby retail development attract, if any.Are there any needed repairs, renovation, or capital expenses?

I have dialed my morning in very well, but there is room for improvement at night time for me!

Repairs pertaining to the personal portion are added to your basis.That said, it's important to know the difference between deducting repair expenses and capitalizing improvements on the rental portion.

I can improve the operations of the property to increase value. 

We mitigated slow Internet signal for tenants in two ways.  1) Hard wiring ethernet cable direct to computer from modem/router won huge improvement and 2) going on advice from ISP tech guy we purchased Netgear "NightHawk" wireless modem/router which boosted our signal above the background signals.  

Through the daily grind of selling to SMBs and the experience of starting a sales team from scratch, I have strong experience in "systemizing" a lead funnel leading to constant improvements in sales efficiency at both the rep and team level (ask me about sales enablement tools, I love them!).

I am kinda in this same boat but different scale.. should I improve my mobile home park.. add more units to rent out or move onto another endeavor.My comparison is this..
