When you're ready to buy a property to house hack, I would make sure it is in a property that you would be okay with living in for a while AND owning over the long haul!

Personally refinished at least 14 old hardwood floors, then tons of cabinets, countertops, doors, you name it. 20x return all day and no haul away or inevitable problems the retro fits always have. 

Total charge is $1400 with tax, installation, double bowl undermount sink, old countertop removal and haul away. 

It's well worth it in terms of the consistent HPI and expected growth over the long haul.

Hold it, time has proven that those who have been in it for the long haul benefit.

They will not have the necessary infrastructure to successfully support you over the long haul.

Similar to a Prosche has better performance than an F150 unless you want to haul gravel. 

I have adjusted my leases on duplexes so that I am responsible for having the grass cut.Issues I had were providing the mower/shed, lawn being mowed only on one half the yard (side by side), non-mowing tenant leaving dog toys/poop in the grass causing disputes, or grass being neglected altogether.I have adjusted rents up to offset my costs and everybody is happier. 

They're the shiny new toy but I agree with some of the comments, the recruiting gets annoying and the lack of homework is stunning at times.
