When I realized how much it was worth paying an elf to do those little things for me I switched to someone else--a woman who worked for a property manager and could do background checks.  

Yes, you can learn a lot from your contractors if they're willing to share their experience; that isn't always the case when you're a woman... they tend more to try to make things sound more complicated than they really are and I've had several incidents where they outright lied to me.  

How did you even know that the woman owned it free and clear?

I would simply ask is anything in life ever gonna be perfect you can't pick a perfect time to have a baby because some ppl will tell you that you need the world some will say you only need love run your numbers under the worst possible scenarios if the place is vacant for a year if rehab takes double the time if there's still a slim profit you might have stumbled on a gold mine does it make since to just throw that away if the girl is cute she cooks she cleans your mom and sister like her do you walk away to find better?

This woman is "losing" her house because of her stupidity...what do you think she's capable of?

I call it the "Vine House" since J Scott has the propensity of giving his rehabs clever and quirky names, I thought I'd do the same.The contractor told us that the woman he was living with was a pack rat and that there were "walking trails" throughout the house in the midst of all the stuff that she kept.

Cute little rural town in NW Ohio, but limited renter pool for sure, and management is going to be the issue.
