@George Blower when you mention "very specific rules apply to solo 401k plans and could be challenged by the IRS" can you provide more details because my understanding was that Solo 401K plans are more "forgiving" and any "prohibited" transactions can be rectified with just a penalty v/s having the entire IRA being undone as in the case of a SDIRA

It is very easy to get yourself into trouble in a very litigious society.I am all for learning something new and becoming proficient, but wait until you have at least a year under your belt and have most of your team ready to go.

I'd suggest that it wouldn't hurt to get some experience there under your belt - these folks with sales backgrounds (cars, software, it matters not) are the small minority that tend to hand me purchase contracts with a specified price far below the appraised value, which isn't otherwise common in the Bay Area.

No need to worry about the LLC until you have a deal or so under belt, it's always good to have that LLC in place but if your strapped for cash finding deals is the best way to start.
