It's an off Mkt deal as it's in the beginning stages of renovation.  

@Jason V.Personally I would only take on a commercial at the beginning stage of a recovery, not the tail end....

Pros - I have good equity in the property now, and am in the refinance stage. 

If the landlord continues to rent to the other individual than that would be an arrangement that continues without you.

I don't like those types of arrangements even if allowed in that particular state.Instead you can still get full commission by having contract wording that the one person you represent is your client and the unrepresented party or the one you do not represent is only a customer that you are performing ministerial acts for and not fiduciary acts.

Who a national tenant assume the existing tenants lease or is there some other arrangement that would work?

The best thing would be to find the buyer here or through your database and sign an agreement that you will be assigning the contract to them at closing. at the time of signing this agreement you can invoice your buyer for the finders fee.Now, please note this is by far the best and easier way to assign contract and how we used to do it in NZ back in the day almost 10 years ago. at some stage the RE agents Authority in NZ deemed these type of transaction as been work of kind of like Agent with no license.... and someone got fined. then most wholesalers stop doing it, at list out in the open.. 

What is allowable changes with each of these arrangements because of the level of documentation necessary for tax purposes.In your situation you're looking at a multi family replacement.
