out of sheer curiosity .. did you buy as is then hire them to rehab for you as that what your saying in that case this is not the absolute definition of turn key.. its BRRR you bought a home and hired someone to rehab it.if you expected them to pay 60k for it and the it was 12 to 13k rehab to a full all in of 72k..

When a tenant moves out in NJ you have to give them interest accrued, so I'm assuming that would be much easier to track in a separate account for each deposit, but I'll have to look into it some more.
