@Roman Rytov The end taxpayer is what is important, you will want to ask a 1031 accommodator (talk to your title company and ask if they have a group that does it, often they do.)

Licenses of some sort is a plus because an independent third party can verify whether there are any complaints for anything so a real estate license, a CPA license, Attorney license, or the Federation of Exchange Accommodators designation and many more.

The one thing you need to pay attention to is reasonable accommodation...even if you have a lease term requiring snow removal...and you receive any communication that looks like a reasonable accommodation request that a tenant cannot perform the task...you will need to step in with a solution asasp...a solution can take on many forms...
