Building a new home in this area is absurdly expensive due to taxes/impact fees, and even just the land with one foundation/septic/well is worth a lot more than $40k, and with everything this property has grandfathered in it adds a lot of value compared to anything else in the area.

However, buy and hold doesn't necessarily cash flow in every market (unless you buy absurdly under market value).

Again, numbers back up offers sight unseen, but to answer your original question, 4 day wait time is absurd.

Some of this just boils down to *what I believe to be* the false assumption that the world is filled with property owners that all have no idea what they're doing.  

Thus, the property went into foreclosure, and the buyer filed charges for theft of her money in the transaction, I assumed by filing a false police report. 

If they do not for some absurd reason (legit waiting lists for apartments in this area), we will be requesting to be removed from the program as they are not fulfilling their obligation if we're fulfilling ours (offering clean and safe housing). 

If that representation formed the basis of the offer, and it was false, they are outside the exemption from Texas Deceptive Trade Practices Act.
