I couldn't find a turnkey provider and team that I felt I could confidently rely on to scale and help me secure the 5-7 properties I knew I needed to complete my 1031 Exchange, so I started focusing more on Kansas City after coming across lots of recommendations from different folks on Bigger Pockets and other real estate bloggers who had great experiences with Bridge and USREEB.- Working full-time at a pretty demanding job, living out-of-state from the investments, and with our first baby on the way in November, I need the support of a really trustworthy provider to handle the day-to-day.How did you choose that specific neighborhood?

And Red Bridge south of 435  has always been a good area.Rule of thumb for you might be - does the area have grocery stores and other shops and places for people to work or easy access to the highway to get to Johnson County or Downtown.Unfortunately in our urban cores there is a lack of jobs and grocery stores.Most are reluctant to provide information because many are Realtors and talking about avoiding one area over another could be considered bad.

One can "borrow" money from your Self-Directed IRA and use that money in any way you please.However, every cent of the money must be returned to the IRA within 60 days.I've done this as a bridge to acquiring more properties.

Let the realtor and property manager know you want to buy rental properties in the school district of good to great public elementary schools around you - Medlock Bridge, Simpson, Summit Hill, etc. and purchase as many properties as you can leverage with the $100K (put down as little as possible).

he was too busy, and didn't know really what he would offer...so I do the analysis, talk to a few of my buyers about the property to see if they were interested...one was and gave me the number he would buy it for...i take another look and and give my offer so he can push it through :)- how much would we make...I'm not there yet, but I'll cross that bridge when I get there- I'm just happy to be in motion with my wholesaler friend and not just thinking or talking about it
