Restaurants often have higher water & sewer requirements in addition to things like a grease trap etc. 1,100 sf is a pretty small foot print but it can be expensive to upgrade a water line etc.

You can't really tell about the plumbing behind the walls, if you smell sewer gas ( hydrogen sulfide), it may mean a broken pipe or empty p-trap at sink or tub.

Okay so it seems like I can't deny them for:-marital status -sexual orientation -gender identity -age-participation in section 8So could I now write a clause in the application saying if they don't pass my guidelines I could deny them, and then have them listed?

No one wants to be trapped in a conversation with someone that just wants to sell their product when they aren't interested in it.That said, I have a totally different elevator speech when talking to a wholesaler about being a buyer of their properties, a different one for real estate agents, etc...just have to know the audience.I guess my point is that we can't all collaborate in this thread on developing the perfect elevator speech that works for everyone, but hopefully this all helps with ideas on developing yours.
