Does the 3k ruin the deal ? 

As an example, I can rent a garage for the same price per square foot as I can an apartment  but the only things I have to "maintain" are concrete floors, metal doors and driveways....no toilets, holes in drywalls, ruined carpets, broken doors, cabinet, etc, etc, etc!  

If you blow your rehab budget it can hurt or even ruin your chances.

.😜 The rule as I remember it is, You need to have at least 3 touches before asking for money.The second reason is what I call "first-date-itus"  How many first dates have you ruined by trying to get a homerun with your first swing?  

They didn't ruin the project.  

I went to Morehouse and had a few friends that lived in those condos (again if it's the ones I'm thinking of) and they ruined a few.

This tenant happen to be the one that had not paid rent in several months and was ruining the unit.

Trying to cut your teeth on a "cheap" sec 8 property in a warzone is more likely to ruin the experience and drain you than it is to get you rich.

The current owner has just turned 73, has battled cancer and doesnt want the bank to take it back!!

I feel that this keeps ruining deals.
