Even though our response rates aren't were we would like them, we've still gotten deals done from them and I attribute that solely to our net being cast very wide.

I don't listen to the podcast either not even my own.. as I don't have the attention span and most of whats talked about I have experienced over 40 years of doing this stuff.. not that I know it all I certainly don't.. but pod cast to me could not be more boring to try to watch or listen to so I don't do those on any site.. 

as you know BP crowd tends to be very protective of its fellow beginners who are looking at coaching and guru's and the like.. to the point of anti coach and guru.the only pod cast on BP I listened to. and it was only for a few minutes.. as my attention span for those things is about 10 minutes then I get board and get back to making money.But what I heard of Mr.

Me I am thinking you folks wont do anything because you don't know a pro when you hear one  LOL.. so same pod cast two diametrically opposed opinions me thinking your great others thinking your too strong and forceful.

all I know is I have only listened to one pod cast in my life and it was yours.. and I loved it.. :)  I have not even listened to any of my own..

Is dropping the 40% equity to 30% and 10 year ownership to 5 mainly just to cast a wider net? 

I've found lots of trash, grow lights in attics and of course lots of paint it seams like every house I get has a paint collection and yard chemicals and I have a shelf in my office that is covered with little tokens I found over the years every thing from coins to old cast iron toys. still waiting to find the pot of gold :)

Do you sprinkle them near the footings or cast them into the wind?

I am in the same boat with guys, I was been bitten by the 'real estate investing bug' back in April this year and so far have read books, listened to pod casts, attended REI network meetings and guru freebie seminars.
