Joel Block's Dealmaking Symposium is a much better value than what you have above IMO even though it isn't specifically aimed at apartment.

Neighbors - Others have said it but I always door knock the entire block and invite them.

By searching the dumpsters for a few blocks around the laundromat we found the computer and were able to download the images despite them smashing the outside.

We bought just about the cheapest house we could stomach in Oak Park that wasn't threatening the fall over in a gust of wind and turned it into the best house on the block.

Chose this area because its blocks to the beach and about to be on fire.

All it needs to enter service is $6K in wiring (my electrician's est.) and $1K in incidentals.The street and block it's on are OK, the alley behind it is a little rougher, and the street immed. beyond that not so good.If I could get it in the low $40s, should I still consider?
