Stay away.LTR: 6 month notice for rent increase, must take 1st qualified applicant-cannot choose from a pool, cannot evict anyone during school year, un-just cause state,  leasee can move in as many people as they want, comfort animals are considered service animals, illegal to cut down a tree, landlord responsible for all utilities even if in tenants name, all notices must be served in person according to law or invalid, all notices must be served with a list of free tenant lawyer services or invalid, at end of lease landlord MUST offer renewal, month to month ends when tenant wants to end, landlord cannot end without one of 16 just cause reasons. .....I'm sure I've left a lot out, but these are some reasons not to invest in Seattle.

As everyone else has said, property management and sales are two very different animals.

Find a realtor who specializes in STR; it's a different animal than other properties and in this case, zoning is critical. 

There should be, but also regulations are changing frequently all over so it's one thing to know where things are currently, but to forecast where things are heading is a different animal altogether.

We've called the animal control police several time and the other neighbors have as well.

We ended up modifying our plans and are now building a 30 x 38 triple garage, and after the refi we'll convert one bay into a couple stalls for animals.

Some people want to give political donations, they want to feed the homeless, church, animal shelters, whatever… I prefer to give my money to hard working people trying to move up in the world.
