Another potential option is buying two larger homes here (5+ bedrooms) and renting them out to fraternities, sororities, or the sports teams.

AirBnB and VRBO units near sports venues and convention centers are suffering, but my friends with ski condos, mountain cabins and units near Moab (AKA 4X4 Heaven) have had record bookings since June.

I would install a deadbolt as it is an essential security device but nothing more. 

You also want to avoid areas that are slipping down into ghettos or that have some sort of long range government plans that are going to hurt values.Don't buy were the city is placing a sewer plant 5 years from now.I recommend areas that have something desirable about them: good weather, growing populations, close to water or outdoor sports activities.

I wasn't sure if it could be done over five years since technically it's an appliance, but since it's more than just a plug in device it makes sense that they consider it part of the entire building.

They are shallow and narrow and sport 1 room per floor with the kitchen in the basement.
