@Felicia Kurniawati In my limited experience with rehabbing older condos, I have found that in older buildings, the units have fabric-insulated wires and fuse sub-panels.

This house LITERALLY needs nothing EXCEPT (lol) the hallways reconfig'ed as right now the 3rd bdrm is only accessible thru one of the original bdrms (and wood paneling replaced in added-on 3rd bdrm because, let's be honest, it's some hideous stuff).

Same around here, an electrical panel in a closet is not code compliant.We dropped a new panel down into the basement below the closet so we ran new wiring to the panel from junction boxes we left within the wall.

You may have a nice amount left over depending on size of house and the efficiency you choose (rental vs resell) but $5k is the number I use for all of those.I just bought a REO that had the AC unit missing and access panels were removed from the furnace-didn't look like they did damage to the furnace, just like they thought about taking it or parts out of it too.

The actual work request and bids were for the same house, the same exact job/material request for the most part:Replace Roof (5 bids). 3600, 3800, 4600, 4700, 6110Upgrade Electrical Panel to 200A (5 bids): 950, 1185, 1250, 1400, 1400Vinyl Siding (3 bids): 6500, 11000, 12650Replacement Windows (2 bids): 5600, 7500The range for the combined work for these 4 jobs alone is over $11,000.This says nothing about the quality of the job that will be provided by each contractor, but as stated it is all for the same house, the same work request, and the same or comparable material/grades.

If you are thinking it is an issue call around and look for ads on craigslist, home advisor, or just google search now a days it seems as though the cost of granite is like that of flat panel TVs more people/companies are offering it therefore the lower the price is, I shopped around and found a granite guy that will do slab granite with install for about 28 a sq ft. plus he throws in a free double bowl sink.

When I went for the inspection, and was able to walk through the units, I found that only about 1/2 the heat pumps were working, most of the toilets and bathtubs were leaking causing soft spots in the floors, there was fire damage in a couple of units that had been kinda covered up (wood paneling placed over the studs, but could see the charred studs because there were gaps at the edges), and as far as the new roof,When I brought up these items, they reply was, "well it's a C class property, what did you expect?"

The assessor was very helpful, so helpful he called building safety for us on his own.The addition was never permitted, after purchase with the disclosed addition my wife hired a contractor specifically to bring the addition up to code, and also replace all the windows, add a new electrical panel, insulate and update a bathroom.
