As long as you are in a decent neighborhood, you can certainly get this kind of rent if you set up a nice comfy place with tasteful, modern furniture; wifi; a big TV; nice linens & towels; great coffee, etc.

I plan to stage the property with a full set of basic furniture with help from a professional stager.

Furnish it from estate sales (furniture and appliances), then decorate it. 

Often times it is trash and I just bring it to work the night before the dumpster gets emptied and load up our dumpster... on the flip side I have gotten some super high end pieces of furniture for my house this way.
