But i'm still lost on the me being unethical part by selling to an end buyer.

A common theme I'm seeing is to just request to see the applicant's voucher to make sure it is the amount that you are looking for. 

Here it looks haphazard.For your next flip, come up with an overall theme for the design and carry it through the entire house.

I like the "We Buy Crappy Houses" theme. 

Last one I sold we listed on Wed, by Friday had 3 cash buyers, no inspections, no appraisals, no contingencies, all offers over asking, one with a beat anybody else's price up to $X.  

I, personally, learned a great deal from skimming through whole sections in the local library and picking up the major themes running through them -- personal finance, retirement, economics, etc.

Well one of the reasons that it was $50 was because it's a free Wordpress theme.
