Even if they are obligated per the leases these items tenants can not usually pay at once so the repairs are stretched out many years but the landlord bears the upfront cost today.

A Great letter of explanation will be recommended especially if you're self employed or commission only or someone who can telecommute for work since it will be harder to document a relocation scenario.With Conv its 25% down even if your a primary residence or a non owner, only with FHA or VA can you put down 3.5% or less to purchase a 4 plex.I have yet to see financing under 20% down for a 4 unit property other then the above mentioned sources.I know a source that can finance a 4 unit with 20% down as a primary but even that is a stretch in many cases.
