Also, on the envelope, use a real stamp and do not seal the envelope, but rather just tuck the lip into the body.

So my decision is that I would like to invest in UK as here in Aus everything is so expensive and there are things like stamp duty and substantial capital gains tax etc. 

To make sure the envelopes reach the current owners, the envelopes must be stamped "RETURN SERVICE REQUESTED', by the Post Office.

Hi @Chelle Knijnenburg,If you look at the copy of the deed that you found, there should be a stamp from the clerk of the court referencing an OR Book and Page number.  

.- what are your fees for closing on both buyer and seller side- how much do they charge for doc stamps per page- what is a good rule of thumb to use to estimate closing cost in a percentage(example in my area it is generally 5% of the purchase price depending on number of pages)- if you need state contract also ask them for these, usually they have PDF. files they will email youThese are just a few tips to help.
