Good Morning Everybody,In this environment (as I am sure everybody has experienced) - it has been challenging in obtaining permanent financing.I have come across some deals where the debt is not "Assumable" but the seller maybe open to a "Subject To" loan.My question is if a "Subject To" loan is done - will the "Due On Sale" clause be executed by the lender (bank)?

@Michael Ballard - before I say anything else: lead poisoning is a serious issue and can lead to permanent brain damage, especially in children.Milwaukee is an old city and houses built before 1951 have probably a water service pipe made from lead connecting it to the street's water main, which by the way is not made from lead.

I'm not a real estate lawyer, but I think if a squatter is not receiving mail, nor have utilities in his name, and of course is not paying you rent or have a signed agreement with you to stay there .... you might be able to have the police escort him out permanently

We essentially will fund the construction loan to build the units and then after you have achieved occupancy for 90 days then we are eligible to being the take out to refinance the leased units into permanent financing that is underwritten on a DSCR basis generally 1.35 or higher is what the agencies are looking for right now.

This can also go on your permanent public record and once you have an eviction record, it will make it almost impossible for you to rent any place in the future when a landlord runs a background check.
