The lines are not very sharp and one can argue about the cutoffs but thats the way I look at it.Another way is to think about who would live in that neighborhoodA: Doctors, Lawyers, ExecutivesB: Nurses, salespeople, other white collarC: Truck Drivers, Retail Workers, Construction, other Blue CollarD: Welfare/Section 8/Drug dealers.

I came across a husband and wife who had to move his parents into a nursing home.

It is laser-focused on real estate, has practitioner-instructors who actually do what they teach every day, has local support-system communities all over the country, has both local and online daily trainings and a software system that is second to none and includes such things as non-occupied owner properties, out-of-state owners, probate, private lenders and much more. 

You didn't mention smoking or animals, so all being equal I'd go with #1.Docs and nurses tend to be upper crust picky.

They market to traveling nurses and other people in short term jobs.

I have a few more apartment deals on my radar in Stockton but need to see where the market flows and the City makes it's investments.In regards to folks who move from the Bay Area to Stockton - these are lower middle class folks who have jobs that can be almost anywhere, such as restaurant job, nurses, admin, teachers, etc. 

I dealt with this last year when we had to move my grandma into skilled nursing care.

I know people move into the nursing home and die.
