We use Appfolio in our office and love it, and I know there are people out there who use Turbo Tenant as well, I actually met their CEO at a conference and he was extremely knowledgeable of the struggle in keeping track of it all.

Buyers will have a LOT less advocacy, less representation, and I will have some more paperwork saying a person knowingly tried to negotiate with a professional R.E. shark and that they own the results free of any liability on the sharks.

This is 100% top advice to think about - each state (and sometimes, often municipality/city) will have different processes, rules and yields for this - it is a very location-specific strategy and have to hyper-focus on a local market (more even for the rules/process than the real estate knowledge) to have success
