Always looks deserted or abandoned IMO.

I would abandon any hope that your seminar company will help you in the manner you think they will.I would start saving as much as I could. 

Best bet would be to get a release from the daughter (if she is in control of the estate) saying she has removed all items she would like to keep and that you are authorized to dispose of the remaining personal property.If you cannot get a response from her or whoever controls the estate, the first step is to post a notice of belief of abandonment. 

He told them to "drop dead" I remember as a kid visit NYC and driving thru the Bronx, there was literally abandon buildings as far as I could see.

That when things don't go as plan, you don't just buckle down and ride out the storm, you abandon ship, every man for himself. 

I don't think it is worth worrying about immediately because the rate of decline is not like the city is being wholly abandoned.

When I spoke with inspector, he said a lot of people just abandon the tanks and convert to gas, and whatever is underground stays underground and that's it. 

I may want to try fix and flip (maybe just one to see if I like it) Haha.Maybe for off market deals, drive around and look for vacant/abandoned homes and connect with a realtor maybe bring you deals or help you find off market ones.
