BUT they have no use for the huge vegetable garden area we have provided, but our old Italian tenant does grow a LOT of produce, God Bless him. 

I know of great properties in the Boston Edison and La Salle Gardens areas!

It makes everything so much simpler, raising rent, telling them to clean up garden, evictions, etc.

If I am wrong, then I stand corrected - but I always worry that if you spring for an entirely new fence at their request, it would set that expectation in the future that you have lots of money to spend at their request.I think if it were me, I would see if I could drive some metal fence posts (the green ones people use around their gardens) and zip tie them to the failing wooden posts, and patch up holes with metal garden fence or something similar just to get through this tenancy so you can re-evaluate. 

You can do same with garden hose and nozzle set on mist spray It is not a dangerous or hard job if you do it correctly.Here all you have to do is haul to the landfill yourself which is about 40 miles,,,a nice drive. 

Know all the rules about applications, online vs paper,  and have a thorough lease in place which states who is responsible for what-  gardening, pest control, repairs, snow removal, rules on trampolines above ground pools.

That's down from the high in the early Spring of 2019 of around $800 per night for some place like a Hilton Garden Inn.I've also seen the rent market soften since last Spring as well.  

We smelled cigarette and weed smoke on the first night despite our clear no smoking indoors/no illegal drugs rule, and our messages asking them to please refrain from smoking indoors had gone unanswered. 

A 2’-3’ garden snake that eats crickets is way different than a 7’ long Boa constrictor or Python that is eating live rabbits.
