@Richard C. - I think the world is starting to understand that in many (but not all) cases flips mean cut corners.

@Richard WallaceHi Richard.As far as reserves and liquidity is concerned, that is a subjective matter.There are a lot of Investors, especially in the beginning of their involvement of Real Estate, that absolutely need the Liquidity from their Investments.
