Then, I would thank my lucky stars that the tenant moved out early so that I have time to show the unit to applicants and get it rented as soon as possible.

Landlords have an incentive to share landlord references: Every landlord who participates on the website by submitting references or requesting references or reporting an error are given points (stars) and show up under the landlord's profile.

I advised him to get the names of the CPAs his friend worked with to which he replied "they charge way too much".I simply repeated that I didn't think I was the right CPA for him, wished him luck, politely ended the call and thanked my lucky stars for dodging a bullet.
