I've heard of a deal where maybe I buy the house from the owner and then the owner then becomes a tenant.I've watched so many BP and Real Estate Rookie videos, all the information is swirling in my head and I just don't want to miss out on a good deal.

@Evan Polaski  Thanks for the informatiinI plan to do light rehabs with a known contact of mine and we split the profits.Only planning on smaller rehabs like maybe buy  a 250 K house using HML and do light rehab

If you are going to pay anyone to learn, you should ask someone who has experience in the market that you want to invest in to teach you in exchange for equity in the properties you will buy as a partnership.

However, I have some reservations about buying a house before seeing how things shake out after Feb 2nd for a few reasons: - Towns seem very unclear about how they will adopt this new law.

I have read LLC's are not the best to buy real estate with it being difficult to get loans from banks due the limited liability. should I put these properties under my name, or should create some sort of corporation/llc to put my properties under. 

You can't afford to buy a good MTR property.
